How do I list my property with In Residence?

What makes In Residence different from Airbnb?
We take care of all the finer details at each step of the booking process, from the inquiry stage until guest departure. We have a dedicated team for full guest and owner support, providing exceptional services with outstanding in-depth local knowledge and expertise.
What does it cost to list my property?
There are no fees to join; we only earn commission when you receive a reservation.
What is required from me or my property?
We provide you with a detailed list of basic requirements and recommended items the property should have, including basic furnishings and appliances.
This is our primary residence, is it still okay to rent it?
Yes, you may use your property as often as required. We rely on the owner to guide us on available dates for renting. Alternatively, if you are willing to pack up and move within 48 hours, we are able to turn your property around for a guest arrival.
What do I do with my personal items that I wish to keep in the property?
You are welcome to keep your personal belongings in a closet or storage room that is able to lock. Alternatively, you could dedicate 1 room that is able to lock as a storage room for personal belongings.
What if something is stolen or damaged in my property?
Our Villa Executives perform a thorough inspection before and after each rental to ensure that there are no damages or stolen items. Should anything be missing, we will bill the guest for the item in order to replace it.
How would we handle property repairs and maintenance?
If anything requires attention during a rental, we will inform the owner, and it is the owner’s responsibility to have any issues seen to. Unless the property is under a management agreement with us, we will immediately attempt to solve the issue.
What expenses are assumed by me as the owner?
The owner directly assumes the cost generated by the housing supplies such as water, electricity, gas, internet, home insurance, cleaning and maintenance of the pool and garden, as well as the cost of natural wear and tear on the villa.
What is the process with my housekeeper?
We prefer that the housekeeper work while guests are in-house, as the housekeeper would assist us with managing the property and guests requirements more efficiently.
What insurance is necessary for villa rentals?
We recommend that owners upgrade their insurance policy to a tourism / hospitality policy.
What happens if friends want to stay at my property?
There is no problem with friends staying at your villa. They can either stay for free as “an Owner Booking,” in which case we treat them just like yourselves. Or we can handle them like a normal guest booking with an agreed discount, including our fees. Most owners prefer for us to handle friends’ bookings, as we can be more independent when asking for payment, and can deal with all the logistics as well.
Who does the guest contact during their stay?
We have a 24/7 contact for guests to call if they need assistance in any way. Our staff will then try to help the guests as soon as possible and make the necessary contact where needed. Everything is taken care of in a timely manner, and only if we are unable to assist guests with anything in the villa will we make contact with you.
